The Kings Manor Hotel has 95 tastefully decorated en-suite rooms which are all designated as non- smoking rooms.
6 of the rooms that are usually furnished for a family of four (one double bed and two full-sized single beds) can have an extra single bed fitted into these rooms to accommodate a family of five.
The Hotel also has thirteen rooms on the ground floor for those with mobility problems and three rooms fully adapted for use by unaided wheelchair users and there is one room fully adapted for use by an unaided wheelchair user. Most of the rooms are served by the lift. If you have any problems with stairs please let reservations know when you book.

The BarZest is an altogether different atmosphere where 'locals' and hotel guests mix in a bright Glass-fronted bar, with outside seating areas and a range of bar food, BarZest has a lively atmosphere. It is open all day
Options Bistro in the Kings Manor Hotel is a popular eating place with a wide range of favourites such as steaks, pizzas and salmon as well as more unusual items such as char grilled vegetables with risotto and tomato salsa. Options is open from 10am to 10pm with its delicious bakeshop menu in operation 3 to 6pm.
Lauders Restaurant is traditional in many ways - offering an extensive a la carte menu with many traditional favourites as well as more contemporary dishes. A wide range of wines are on offer. The food could best be described as contemporary European. Lauders offers traditional standards of hospitality and service. As well as dinners, both continental and full Scottish breakfast are served here.

The Kings Manor Hotel is served by a main bus service to Edinburgh city centre, so you can leave your car safely in the car park throughout your stay. If driving, The Kings Manor Hotel is also only a few minutes from the Edinburgh city bypass.

By Bus
In Princes Street, look for the stops for Lothian Buses service 44. You'll find them on the shops side of the street at the junctions with Castle Street and Frederick Street, and opposite the Scott Monument. Buses run roughly every 15 minutes, and the journey takes about 20 minutes. Just ask the driver to let you know when to get off. Or you could take the First Bus Service numbers 44 or 124 from St Andrew's Square.
Caution: City-centre roadworks are currently disrupting bus services. The information above describes the normal situation. Check the Lothian Buses website for temporary bus-stop locations.
By Train
From Edinburgh Waverly Station, take the crossrail service to Brunstane. The trip takes just 7 minutes. Leave the station on the Brunstane Road South side. Turn left, and walk to the end of the road (about 300 metres), then turn right on to Milton Road East. The hotel is about 300 metres on your right.
By Car
If you're approaching Edinburgh from the west, follow the A720 city bypass all the way to the A1. At that point, turn left to join visitors coming in from the east on the A1. Continue on the A1 for a mile and a half. Cross the Asda roundabout. At the first set of lights, turn right on to the A199. The hotel is on the right-hand side of the road after about 330 metres. There's plenty of parking space.
Dogs and Cats allowed - Hotel must be notified before arrival if bringing pets. A nominal charge of £5 per pet per night is made. Official Hearing Dogs, Guide Dogs etc are of course excluded from this charge.
Best Available Room - you will be allocated the best available room on check in. Please note that a superior room is not guaranteed, unless you have opted to pay the supplement for a guaranteed upgrade.
